About Panchkula Extension-2

Panchkula Extension-2 is a planned urban expansion of Panchkula being developed along National Highway-7 (Panchkula–Barwala Road). It is designed to meet the growing demand for residential, commercial, and institutional development in the Tricity region by creating 24 new planned sectors with modern infrastructure. The master plan includes 24 new sectors, with initial residential development focused on Sectors 12A, 14, 15, and 16. Situated on NH-7, it offers good connectivity to Panchkula, Chandigarh, Zirakpur, Barwala, and the upcoming industrial belt. Compared to Panchkula’s established sectors, plot prices in Extension-2 have generally been significantly lower, making it attractive for first-time buyers and investors. History of Panchkula Extension-2

Panchkula Extension 2 was first conceptualized in 2007–2008 by the Haryana Urban Development Authority (HUDA, now HSVP) as a massive eastward expansion of Panchkula along the National Highway-7 (Panchkula–Barwala Road). The master plan mapped out 24 new sectors covering roughly 10,000 acres around Barwala, Alipur, and Kot Behla.

Each sector will cover 200-250 acres and is planned to accommodate around 45,000 residents. The area will be developed on the lines of Chandigarh’s Sector-17, with a strong focus on commercial hubs, shopping complexes, malls, and institutional sites.
