History of Panchkula Extension-2
Panchkula Extension 2 was first conceptualized in 2007–2008 by the Haryana Urban Development Authority (HUDA, now HSVP) as a massive eastward expansion of Panchkula along the National Highway-7 (Panchkula–Barwala Road). The master plan mapped out 24 new sectors covering roughly 10,000 acres around Barwala, Alipur, and Kot Behla.
Each sector will cover 200-250 acres and is planned to accommodate around 45,000 residents. The area will be developed on the lines of Chandigarh’s Sector-17, with a strong focus on commercial hubs, shopping complexes, malls, and institutional sites.

Final Development Plan (FDP) of Panchkula Extension-2
The Final Development Plan (FDP) of Panchkula Extension-2 identifies industrial and commercial development primarily through planning sectors, designated land-use zones and villages, rather than assigning separate names to multiple industrial areas. Among these, HSIIDC Industrial Estate, Alipur, officially known as Industrial Estate, Panchkula Extension-2, is the region's principal industrial hub and a major driver of economic growth. Developed by HSIIDC, the estate accommodates a diverse range of industries, including a dedicated pharmaceutical cluster, engineering and fabrication units, auto component manufacturing, food processing, packaging industries, electrical equipment manufacturing, warehousing and logistics facilities, and other general manufacturing businesses. In addition to the industrial estate, the development plan reserves commercial land along major road corridors for future SCOs (Shop-Cum-Office), retail centres, office spaces, hotels, restaurants, business establishments and mixed-use developments, creating a balanced urban ecosystem that supports employment, investment and sustainable growth within Panchkula Extension-2.
